RENTAL AGREEMENT – TERMS & CONDITIONS


1. Water must not be wasted. Before leaving the room, all taps and electrical appliances must be switched off. A penalty of ₹650 will be charged in case of water overflow or wastage.

2. The premises must be kept clean and no garbage should be thrown around. A penalty of ₹200 will be charged to the tenant for creating unhygienic conditions.

3. Rent must be paid within the prescribed time. In case of delay, a late payment charge of ₹15 per day will be applicable.

4. If any outside person or guest stays at the premises, the tenant must inform the property owner. Keeping any outside person without prior information will be considered unauthorized. The tenant will be fully responsible for such person and any legal action arising from the same may be taken against the tenant.

5. The tenant must park their vehicle in the designated main parking area and keep it properly parked. A penalty of ₹100 will be charged for vehicles parked in an improper or obstructive manner.

6. Shoes, slippers, or any other belongings must not be kept outside the room, in the corridor, or on the external roof/common area. A fine of ₹100 will be charged for violating this condition.

7. Consumption of intoxicating substances such as alcohol, cigarettes, tobacco, gutkha, or any other intoxicating substance is strictly prohibited inside the premises. In case of violation, strict action will be taken and the room may be vacated immediately.

8. The main gate will be closed after 10:00 PM. If the tenant leaves the premises after the gate is closed or leaves it open while entering, the property owner will not be responsible for any theft, loss, or damage of any kind.

9. The electricity connection is registered in the name of the property owner. The tenant will be responsible for paying the electricity bill every month.

10. The tenancy will commence from __________ and remain valid for eleven months until __________, as per the English calendar. Rent shall be paid regularly between the ____ and ____ of every month. The rent will be increased by 10% after every eleven-month period. If the premises are vacated before completion of eleven months, the security deposit will not be refunded. Even after completion of eleven months, if the tenant wishes to vacate the premises, one month's prior notice is mandatory. If the tenant fails to provide one month's prior notice, one month's rent will be payable in lieu of notice.

11. The property owner or their authorized representative may visit and inspect the premises whenever required. The tenant shall have no objection to such inspection.

12. The amount paid by the tenant for booking the room will not be refunded if the booking is cancelled.

13. If Party No. 1 (the property owner) wishes to vacate the premises, Party No. 2 (the tenant) must be given one month's prior notice.

14. Party No. 2 (the tenant) shall not carry out any alteration, damage, drilling, or other modification to the premises. The premises must be returned in the same condition in which they were provided. Party No. 2 shall not sublet the premises or allow any other person to use the premises.

15. The premises shall be used only for residential purposes. No illegal activity shall be carried out on the premises. If any illegal activity is found, Party No. 2 (the tenant) shall be solely responsible for it.

16. Before vacating the premises, the tenant must bear the cost of cleaning and painting. The cleaning and painting charges will be ₹850 for a single room and ₹1,700 for a 2BHK. The cost of cleaning the room and attached lat-bath/toilet will be ₹150. The tenant will be fully responsible for any damage or breakage caused during the tenancy.

17. If Party No. 2 (the tenant) violates any of the above-mentioned terms of the rental agreement or fails to pay the rent on time, Party No. 1 (the property owner) shall have the right to require Party No. 2 to vacate the premises without prior notice.

18. In case of any problem, dispute, fight, quarrel, or any other issue, the tenant must first inform the property owner's office.

DECLARATION


The parties have read, understood, and agreed to all the above terms and conditions voluntarily and with full consent and understanding. The rental agreement has been executed and signed by both parties so that it may be referred to whenever required.
